Kimihurura and Kacyiru

What drives the price of an apartment
- Backup power: a generator or solar system for lifts, pumps and security lights.
- Water storage: tanks and pumps that keep water flowing during cuts.
- Parking: a dedicated space, visitor parking and a guarded gate.
- Lifts and floor: higher floors with views cost more in buildings with lifts.
- Furniture: furnished units cost noticeably more than unfurnished ones.
- Shared facilities: a gym, pool, rooftop or play area adds to the service charge.
Checklist before you sign
- Ask for the full monthly cost: rent plus service charge, security and any shared generator fuel.
- Check the electricity meter is prepaid and separate for your unit.
- Test the taps and shower pressure on upper floors.
- Confirm the deposit, months of rent paid in advance and how the deposit is returned.
- Read the notice period for both sides and the rules on renewal and rent increases.
- Check who handles repairs inside the apartment and how quickly.
- Make sure the person signing is the owner or holds written authority from the owner.
Published guides say deposits of one to two months and leases of six months to one year are usual. Water and electricity are usually paid on top of the rent.
Living in an apartment building in Kigali
Apartment life in Kigali has a few local habits worth knowing. Most buildings have a guard at the gate who logs visitors, so tell your guests to give your unit number. Electricity is usually prepaid with a token bought by mobile money, and it helps to keep a small balance in reserve so you are not caught out at night. Many blocks share a water tank and pump, which means a power cut can also affect water pressure on upper floors unless the building has a generator.
Ask how the building handles rubbish collection, parking for visitors and noise rules, especially in mixed blocks where some units are let as short stays. A well-run building usually has a caretaker or manager you can contact directly, and that person's name and number should be in your lease pack.
