Finding a good house for rent in Kigali takes time, especially if you are new to the city or busy at work. Adverts go stale within days, the same house appears on five Facebook groups at five prices, and viewings often turn out to be nothing like the photos. Choosing the right neighbourhood

Each part of the city suits a different lifestyle and budget. A few pointers:

  • Kibagabaga is quiet and residential, with newer family houses, the International School of Kigali campus and Kibagabaga Hospital.
  • Kimironko is lively and practical, next to the big Kimironko market and a main bus terminal.
  • Kimihurura is central and upmarket, close to the Kigali Convention Centre, ministries and many restaurants.
  • Kicukiro offers more space for the money, close to Kigali International Airport in Kanombe.
  • Remera, Kacyiru, Nyarutarama, Gacuriro, Kinyinya and Rebero are also popular, and we search there too.

If you are not sure, tell us where you work and how you commute. Kigali buses now use distance-based fares with a Tap&Go card, so living close to a main bus route can save real money each month.

Checklist before you sign a lease

Use this list on every viewing:

  • Water: is there a reserve tank, and how often does the supply cut?
  • Electricity: is the meter prepaid and in the tenant's name? Is there backup power?
  • Security: is there a guard, a gate and a fence, and who pays the guard?
  • Access road: is the road paved, and can you reach it in the rainy season?
  • Parking: how many cars fit inside the compound?
  • Repairs: who fixes plumbing, roof leaks and broken locks?
  • Shared costs: who pays garbage collection, gardening and cleaning of common areas?
  • Lease terms: rent, deposit, months paid in advance, lease length and notice period, all in writing.
  • Owner: is the person signing the owner or authorised by the owner?

Visit at different times of day if you can. Traffic near Kimironko market or the Sonatubes junction can look very different at 7am and at 2pm.

Deposits, advance rent and utilities

Published guides say a deposit of one to two months is common and that leases usually run for six months to a year (360nations, 2026). Some landlords also ask for rent in advance, so confirm how many months before you view. Water and electricity are usually not included. Ask for receipts for every payment and keep a copy of the signed lease. If anything is unclear, contact us for a current quote of the full move-in cost, including deposit and advance.

House or apartment?

A standalone house gives you a compound, privacy and often a garden, which suits families and people with pets. An apartment is easier to secure, usually comes with backup power and shared maintenance, and is often closer to offices. How much is rent for a house in Kigali?

It varies widely by area and finish. Reported guides put many family houses for salaried earners at about RWF 200,000 to 500,000 per month, while luxury villas in Kimihurura, Nyarutarama or Kibagabaga have been reported at RWF 4 million to 11 million per month.

How much deposit do landlords ask for?

A deposit of one to two months of rent is common, and some landlords also ask for rent in advance. Terms are negotiable, so we confirm the deposit, advance and notice period for each house before you view it.

Can I find a house for rent under 300k in Kigali?

Yes, in many neighbourhoods, usually a little further from the centre, such as parts of Kicukiro, Kanombe, Kinyinya or Rusororo. Tell us your budget in the form and we will focus only on houses you can afford.

Do you have a list of houses I can browse?

No. We work on request. You tell us what you need, and we contact landlords, owners and partner agents to find houses that are available now. This avoids wasting time on adverts that are already taken.

Are water and electricity included in the rent?

Usually not. Most houses have prepaid electricity meters and a separate water bill. Security, garbage collection and garden care may be shared or paid by the tenant. We confirm what the rent covers for every house we send.

How long is a typical lease in Kigali?

Leases of six months to one year are common, often renewable. Some landlords prefer one year with rent paid in advance. Ask for the length, renewal terms and notice period in writing before you pay anything.

Do I pay tax as a tenant?

No. Rental income tax in Rwanda is declared and paid by the landlord to the Rwanda Revenue Authority. As a tenant you pay the agreed rent and your own utility bills.
