Price it right
The fastest way to let or sell is a realistic price. Published guides give a rough frame, indicative as of October 2026:
- Family houses for salaried earners commonly rent for about RWF 200,000 to 500,000 per month (KT Press).
- One-bedroom apartments in the city centre are quoted at about USD 200 to 400, and three-bedroom apartments at USD 500 to 1,000 (360nations).
- Government-backed affordable homes have been priced from about RWF 12 million to 35 million, which sets a benchmark for smaller homes (Rwanda Housing Authority).

Taxes for landlords and sellers
Landlords
Rental income tax is a local government tax administered by the Rwanda Revenue Authority under Law No. 048/2023 (RRA):

Taxable income is gross rent minus a 50 percent allowance for upkeep, plus a deduction for bank interest if the property was financed with a loan. The declaration is due by 31 January of the following year. Owners also pay immovable property tax, at 0.5 percent of market value for residential property, with one home used as the owner's dwelling exempt (RRA).
Sellers
When you sell, a tax on sale of immovable property applies: 2.5 percent of the value above RWF 5 million if you are not registered for income tax, or 2 percent if you are a registered taxpayer selling commercial property (RRA). Rwanda raised capital gains tax from 5 to 10 percent in 2025 (EY), while a primary residence is listed as exempt, so ask a tax adviser how it applies to your sale. The transfer itself is done on IremboGov and usually takes about 7 working days.

Is there a fee to list my property?
Send us your property details first. Any fee is agreed with you in writing before we market the property, so you know exactly what you will pay and when. There is no charge to send details.
What information do you need?
The type of property, location (sector and cell), size, number of bedrooms, asking price or monthly rent, what is included, and for sales the title status and UPI. Photos and a short description of the access road help a lot.
Do I need photos?
Good photos help renters and buyers decide faster. Daylight photos of every room, the compound, the view and the access road work best. If you do not have them, tell us and we can arrange a visit.
What tax do landlords pay on rent?
Rental income tax is declared to RRA by 31 January for the previous year. After a 50 percent deduction for upkeep, annual rental income up to RWF 180,000 is taxed at 0 percent, the next band up to RWF 1 million at 20 percent, and the rest at 30 percent.
What tax does a seller pay?
The tax on sale of immovable property is 2.5 percent of the value above RWF 5 million for sellers not registered for income tax, or 2 percent for registered sellers of commercial property. Ask a tax adviser about capital gains tax for your case.
Can I list a plot without a building on it?
Yes. Plots and land are in steady demand from people who want to build. Share the UPI, size, zoning if you know it, and whether water, electricity and a road reach the plot.
