Know the basics before you rent or buy
Buying
Buying property in Rwanda is well organised, but you still need to check carefully:
- Title and UPI. Every parcel has a unique parcel identifier. Confirm the registered owner and look for mortgages or disputes with the National Land Authority or through Irembo.
- Transfer. The seller applies on IremboGov for title transfer by voluntary sale. The contract is notarised and the new e-title is usually ready in about 7 working days.
- Taxes. The seller pays a tax on sale of 2.5 percent (2 percent for some registered taxpayers) on the value above RWF 5 million. Owners pay yearly immovable property tax, though one home used as the owner's dwelling is exempt (RRA).
- Foreign buyers. Land is held on a long emphyteutic lease rather than freehold.
Renting
- Ask whether the house has a water reserve tank and backup power.
- Confirm who pays security, garbage collection and garden care.
- Deposits of one to two months and leases of six months to a year are common, and utilities are usually paid on top of rent.
- Get the rent, deposit, advance and notice period in writing before you pay.

Can you help me sell or let my property?
Yes. Owners and landlords can list a house, apartment or plot on our list your property page. We match it with renters and buyers who have already told us what they want.
Which parts of Kigali do you cover?
All three districts of the City of Kigali: Gasabo, Kicukiro and Nyarugenge, including Kibagabaga, Kimironko, Kimihurura, Kacyiru, Nyarutarama, Remera, Gacuriro, Kinyinya, Kanombe, Gahanga, Rebero and Kiyovu. For land we also search on the Bugesera corridor.
How quickly will I hear back?

Can foreigners rent or buy property in Kigali?
Foreigners can rent freely. To buy, land is generally held on an emphyteutic lease of up to 99 years under Law No. 27/2021, rather than freehold. We recommend independent legal advice before any purchase.
Do you check titles when I buy?
Yes. Before you pay any deposit we help you check the UPI and owner on the land title, look for mortgages or disputes, confirm the zoning and prepare for the Irembo transfer.
